You found the perfect Orlando vacation rental. Five bedrooms, private pool, strong booking history, and $18,000 in forward bookings already on the calendar. You close, the keys are yours, and those bookings just come with it.
Not exactly. If you’re buying an Airbnb with bookings, the vacation rental bookings transfer process is more complicated than most buyers expect. Bookings don’t auto-transfer. Reviews don’t come with the property. And your Florida DBPR license doesn’t convey at closing.
I’ve been on both sides of this. When I bought a 7-bedroom in Storey Lake with $26,000 in forward bookings on the calendar, the seller’s agent had never heard of a co-host transfer. We almost lost four reservations worth $8,400 because nobody started the process early enough. That deal taught me exactly what needs to happen and when.

Airbnb accounts are tied to people, not properties. The seller’s listing, reviews, and booking calendar belong to their account. When you buy the house, you don’t buy the Airbnb profile. Do Airbnb bookings transfer at closing? No. They stay on the seller’s account unless you handle the transition yourself.
The Co-Host Workaround: How to Keep Existing Bookings
Airbnb won’t let you transfer an Airbnb listing to a new owner directly. That’s their policy. But if you’re buying an Airbnb with bookings, they do support one workaround that preserves every reservation on the calendar.
- Get added as co-host. The seller adds you as a full-access co-host on their listing, 2 to 4 weeks before closing.
- Learn the operations. Study the cleaning crew, pricing rules, guest communication, and check-in process.
- Transfer primary host on closing day. According to Airbnb’s Help Center, when the primary host is changed on a home listing, “reservations are unchanged.”
- Manage everything going forward. You handle all guest communication. Payouts flow to the seller’s account until updated or settled offline per your Airbnb closing agreement.
This method preserves the vacation rental bookings transfer without canceling a single reservation. The seller avoids cancellation fees. You get a property with revenue from day one.
Florida DBPR License: The Step Most Buyers Miss
Here’s a fact that trips up almost every first-time Orlando vacation rental buyer: the DBPR short-term rental license does not convey at closing. Even if you’re buying an Airbnb with bookings that are generating revenue today, you cannot legally host guests without filing your own license.
Florida requires every vacation rental to hold an active DBPR license before taking bookings. When ownership changes, the new owner must file a change-of-ownership application with DBPR. Most agents skip this entirely. The application fee is $50 plus a $10 hospitality education fee and a license fee that varies by county.
File through myfloridalicense.com. If you plan to transfer an Airbnb listing and keep the property running, start the application during your due diligence period so there’s no gap in your legal authority to host guests. You’ll also need to register for Florida’s tourist development tax in your county. In the Orlando vacation rental communities across Osceola County, that means registering with both the Florida Department of Revenue and the county tax collector.
How to Value Forward Bookings in Your Offer
A property with $25,000 in forward bookings sounds valuable. But don’t overpay for revenue you might not receive.
Forward bookings have cancellation risk. Guests can cancel. Platform policies change. The transition itself scares off some guests who don’t want to rebook under a new host. In practice, expect to retain most forward bookings if the Airbnb closing is handled well, and significantly fewer if it’s handled poorly.
Here’s where I disagree with most advice you’ll read online: forward bookings are not a reason to pay above market. Period. Those bookings aren’t guaranteed. Guests cancel. I’ve seen sellers inflate their asking price by $30,000 because of a “strong booking calendar” that was 40% cancellable reservations. Price the property on its Airbnb investment risks and market comps, then negotiate the vacation rental bookings transfer as a separate line item.Â

Closing Checklist: Buying an Airbnb With Existing Reservations

Register for Florida tourist development tax
Set up your own Airbnb account and get verified
Interview the existing vacation rental management company or line up your own
Verify actual revenue against seller’s claims
Get dedicated STR insurance (standard homeowner policies do not cover short-term rental activity)
After Closing:
Coordinate with your CPA on 1099-K tax allocation for the transition year
Message every booked guest within 48 hours to confirm their reservation
Transfer Airbnb listing by changing primary host designation
Update payout method or establish post-closing escrow for booking funds
