Sunbridge is one of the largest active master-planned communities in the Orlando metro. At roughly 27,000 acres with up to 30,000 homes planned, it stretches across two counties and includes 13+ builders at every price tier from $323,000 to $922,000. Entire new neighborhoods are opening in 2027.
It is also one of the most misunderstood communities in Central Florida. Most of the content online is either Del Webb-only, builder-promotional, or years out of date. Nobody has published a comprehensive guide covering all neighborhoods, both counties, true ownership costs, and what the data says for both buyers and sellers heading into 2027.
This is that guide.

What Is Sunbridge? (The 30-Second Version)
Sunbridge is a master-planned community by Tavistock Development Company, the same developer behind Lake Nona. It sits on the eastern edge of the Orlando metro, straddling Osceola County (St. Cloud) and Orange County (City of Orlando).
The key numbers:
- Size: ~27,000 acres (Tavistock’s project page; some earlier reports cite ~24,000 for the Osceola portion alone)
- Homes at build-out: Up to 30,000 per Osceola County entitlements
- Conservation: 13,000+ acres of wetlands, oak forests, and lakes permanently preserved
- First residents: 2020 (Del Webb Sunbridge)
- Current status: 1,350+ homes in Del Webb, ~600 homes in Weslyn Park, 1,500+ additional lots in various stages of development
- What is coming in 2027: Heron Bay (Taylor Morrison, 526 homes on the Orange County side), Tri Pointe Homes (288 lots), Lennar (546 homes), and the Cypress House amenity center
Location and drive times:
| Destination | Distance / Time |
|---|---|
| Lake Nona Medical City | ~5 miles / under 15 min |
| Orlando International Airport (MCO) | ~10 miles / 20-25 min |
| Downtown St. Cloud | ~5-10 min |
| Downtown Orlando | ~30-45 min |
| Walt Disney World | ~35 min |
| Cocoa Beach | ~60 min |
The critical proximity: Lake Nona Medical City is five miles away. That 650-acre medical and innovation campus, home to the Orlando VA Medical Center, Nemours Children’s Hospital, and UCF Lake Nona Hospital, is the single largest employment driver for Sunbridge buyers.
Sunbridge Market Snapshot: Where Prices Stand in 2027
The broader St. Cloud market (which includes Sunbridge) sits at a $414,990 median with 3.2 months of supply. That is balanced territory. Homes sell at 97% of asking price within 46 days on market.

Del Webb (seasonal/investor)
Within Sunbridge itself, the picture varies significantly by neighborhood. Del Webb Sunbridge has the most resale data, with a median in the $485,000-$575,000 range (sources conflict; the spread depends on which months you pull) and $257-$287 per square foot. Active inventory runs 18-25 listings at any given time, with 4.5-5.7 months of supply and a 97% list-to-sale ratio.
| Metric | St. Cloud Overall | Del Webb Sunbridge | Orlando Metro |
|---|---|---|---|

One data point worth noting: 47% of Del Webb Sunbridge homes are non-homesteaded, which indicates a substantial share of second homes, seasonal residents, or investor-owned properties. That affects both buyer competition and resale dynamics.

Amenities today: Acorn Park (pool, pavilion, playground), Pioneer Park, 10+ miles of paved and unpaved trails, community garden. Coming 2027: Cypress House (summer 2027), a resort-style amenity center with a zero-entry pool overlooking a lake, fitness center, event spaces, kayak and paddleboard access. Crane’s Landing (late 2027), a casual lakeside restaurant open to the public.
Heron Bay (Taylor Morrison, Orange County)
Heron Bay is Sunbridge’s first neighborhood on the Orange County side. Opening late 2026 or early 2027.
- Builder: Taylor Morrison
- Homes: 526 across 4 phases
- Lot sizes: 32ft, 50ft, and 60ft
- Pricing: From the mid-$500s
- Sq ft range: 1,750-3,997
- Amenities (Phase 4): Pool, pavilion, dog park, pickleball courts, Monarch butterfly garden
Important distinction:
Heron Bay falls within City of Orlando jurisdiction, not St. Cloud or unincorporated Osceola. That means different property tax rates, a different school district (Orange County Public Schools instead of Osceola), and different utility providers. See the county comparison section below.
Upcoming Neighborhoods (2027 and Beyond)
| Neighborhood | Builder | County | Lots | Status | Notes |
|---|---|---|---|---|---|
| Neighborhood D-East | Tri Pointe Homes | Osceola | 288 | Sales open 2027 | 34/38/46ft lots. Amphitheater, fitness trail, nature playground |
| Lennar | Lennar | Osceola | 546 | Plan filed Oct 2026 | South of Del Webb. 32/50ft lots |
| Woodline | Toll Brothers + Pulte | Orange | 436 | Vertical construction late 2027 | 50/60ft lots. Resort pool, pickleball, cabana |
| Horizons | Urban DNA | Osceola | 70 | Pre-construction 2027 | Townhomes and detached. $509K-$709K |
| Neighborhood E | TBD | Osceola | 156 (Phase 1A) | Lots delivered year-end 2026 | 34ft and 40ft lots |
The development pipeline is the largest in metro Orlando. Lennar’s October 2026 filing alone adds 546 homes. The Orange County side (Heron Bay + Woodline) adds nearly 1,000 more. New supply is a defining feature of this market heading into 2027.

The True Monthly Cost of Owning in Sunbridge
This is the section most Sunbridge content gets wrong, if they cover it at all. The actual monthly cost of ownership includes several line items beyond principal and interest that add $400-$650+ per month.
Sunbridge Stewardship District (SSD)
Sunbridge is governed by the Sunbridge Stewardship District, created by Chapter 2017-220, Laws of Florida. It functions like a CDD (Community Development District), but it is technically an SSD. The annual debt assessment appears on your Osceola County tax bill and varies by lot size:
| Lot Width | Annual SSD Assessment | Monthly Equivalent |
|---|---|---|
| Townhome | $900-$1,150 | $75-$96 |
| 34ft single-family | $1,250-$1,400 | $104-$117 |
| 45ft single-family | $1,650-$1,900 | $138-$158 |
| 50ft single-family | $1,850-$2,100 | $154-$175 |
| 60ft single-family | $2,200-$2,450 | $183-$204 |
The SSD bonds for Weslyn Park (Series 2022) totaled ~$38.2 million with maturities running to 2052 at 4.5%-5.35%. These assessments will remain on the tax bill for roughly 30 years.
Property Taxes
Sunbridge straddles two counties with different millage rates:
- Osceola County (unincorporated): ~13.85 mills
- St. Cloud city limits: ~17.9 mills
- Orange County / City of Orlando: ~18.09-19.28 mills
With a $50,000 homestead exemption (primary residence only), annual taxes on a $550,000 Sunbridge home in Osceola run roughly $5,800-$7,500 depending on your specific mill code. On the Orange County / City of Orlando side, expect higher millage rates (see the county comparison section below).
Monthly Cost Model
Assumptions: 20% down payment, 7.40% 30-year fixed rate (Freddie Mac, October 15, 2026), homestead exemption, ~14 mills (Osceola).
| Entry $350K Townhome | Mid $550K Single-Family | Premium $750K Custom | |
|---|---|---|---|
| Principal & interest | $1,939 | $3,047 | $4,155 |
| Property tax | $292 | $487 | $685 |
| HOA | $403 | $138 | $200 |
| SSD assessment | $85 | $158 | $194 |
| Insurance | $200 | $267 | $375 |
| Utilities (net of solar) | $210 | $270 | $370 |
| Total | ~$3,130/mo | ~$4,370/mo | ~$5,980/mo |
Rate sensitivity: Each 1-point change in mortgage rates moves the mid-range payment by approximately $270-$290 per month. At 7.40%, rates are the highest since November 2023 and up from 6.27% a year ago.
Solar savings: Every Weslyn Park home includes a standard 4.25 kW rooftop solar system. At average Central Florida production, that offsets roughly 500 kWh per month, saving $60-$80 on electricity. The system is included in the base price.
Insurance: The Osceola County average is ~$2,940 per year. Statewide, Florida homeowners insurance averaged ~$3,736 in 2026, though rates fell in 51 of 67 counties this year. Most sampled Del Webb lots sit in Flood Zone X (minimal risk), but zones are parcel-specific. Check FEMA maps for your exact lot.
Considering a Purchase?
I build cost-of-ownership models specific to your lot size, neighborhood, and down payment. The numbers above are estimates. Your actual carrying cost depends on your specific parcel, millage code, and insurance profile.

Orange County vs Osceola County: What Buyers Need to Know
Sunbridge is one community, but it spans two counties with meaningfully different tax rates, school districts, and governing jurisdictions. As Heron Bay and Woodline open on the Orange County side in 2027, this distinction becomes critical.
| Osceola County (Del Webb, Weslyn Park) | Orange County (Heron Bay, Woodline) | |
|---|---|---|
| Jurisdiction | Unincorporated Osceola / City of St. Cloud | City of Orlando |
| Property tax millage | ~13.85-17.9 mills | ~18.09-19.28 mills |
| School district | Osceola County Schools | Orange County Public Schools |
| K-8 school | Voyager K-8 (inside Weslyn Park, GreatSchools 9/10) | TBD |
| Current approved units | ~30,000 | 7,370 |
| Status | Active neighborhoods, multiple builders | Heron Bay opening late 2026; Woodline late 2027 |
What this means in dollars: On a $550,000 home with homestead, the Orange County / City of Orlando side carries an estimated $1,400-$2,100 more in annual property taxes than the Osceola side.
Schools: Voyager K-8, the environmental STEM school inside Weslyn Park, opened August 2024 with a GreatSchools rating of 9 out of 10 and 1,246 students enrolled in its first year. It serves the Osceola side only. The Orange County side will be zoned for Orange County Public Schools. Specific school assignments have not been announced.
Buying in Sunbridge: New Construction vs Resale
In Sunbridge, buyers face a choice most communities do not offer this early: new construction from 10+ active builders alongside a growing resale market (primarily in Del Webb).
New Construction Advantages
- Builder incentives are aggressive. As of October 2026, several builders are offering rate buydowns as low as 3.99%, price reductions of $30,000-$40,000 on select inventory, and closing cost credits. Specific offers change monthly, but the incentive environment favors buyers in 2027.
- Solar is included. Every Weslyn Park home comes with a rooftop system. Resale homes may not have solar, and retrofitting is a separate expense.
- Design standard consistency. James Hardie siding and trim, architectural styles governed by community guidelines, and Florida-friendly native landscaping come standard.
- Full builder warranty. Structural, mechanical, and limited warranties that resale homes may not carry.
Resale Advantages
- What you see is what you get. No construction timelines, no worrying about builder delays, no surprises during the build process.
- Established landscaping and personalization. Owners have already invested in upgrades, pools, and lot improvements.
- Del Webb resale data is strong. A 97% list-to-sale ratio and balanced inventory suggest fair pricing for buyers and sellers.
New Construction Considerations
When buying new construction, use a buyer’s agent. Builder sales offices represent the builder, not you. Common negotiation points include lot premiums, structural upgrade credits, closing cost credits, and rate buydowns. The incentive packages change frequently, so the deal you see in October may not exist in January.
Selling in Sunbridge: What the Data Says
If you own in Sunbridge, particularly in Del Webb, here is what the resale market looks like heading into 2027.
Del Webb resale metrics:
- List-to-sale ratio: ~97%. Sellers are getting close to asking price when priced correctly.
- Days on market: 54-90 days, depending on the source and product type. That is longer than the St. Cloud average of 46 days, which is expected for a newer community with active builder competition.
- Months of supply: 4.5-5.7 months. Balanced market. Not a fire sale, but not a bidding war either.
- Active listings: 18-25 at any given time.
The biggest challenge for Sunbridge sellers: You are competing directly with builders offering brand-new homes with incentives. A buyer comparing your 3-year-old Del Webb Distinctive to a brand-new one with $35,000 in price cuts and a 3.99% rate buydown will expect your resale to reflect that pricing pressure.
How to position a resale against builder inventory:
- Price from MLS data, not from what you paid. Builder pricing has been flat to declining. Some homes purchased in 2021-2022 may not have appreciated.
- Lead with upgrades the builder does not include. Pool, extended lanai, upgraded landscaping, smart home features, or a Tesla Powerwall alongside the standard solar.
- Target move-in-ready buyers. Your advantage is no 4-8 month construction wait. Some buyers will pay for immediate occupancy.
- Work the timing. List in spring when seasonal buyers and relocating families are most active.
Is Sunbridge a Good Investment in 2027?
The Lake Nona comparison is inevitable, and it is the question I hear most often. Lake Nona launched at well under $200,000 in its earliest phases (before the broader market recovery) and sits at $658,000-$780,000 today, roughly 17 years later. Sunbridge is six years in.
The parallels are real. Same developer (Tavistock). Similar scale and master-plan philosophy. Proximity to major employment centers. Conservation-first planning.
The differences matter too. Lake Nona had Medical City as a fully developed employment anchor relatively early. Sunbridge’s major infrastructure, including the Osceola Parkway Extension (SR 534, construction starting 2027, partial opening ~2030) and the Sunbridge Parkway Extension (approved May 2026), is still years from completion. Mortgage rates in Lake Nona’s early years were 3-5%. They are 7.40% today.
The investment case for Sunbridge rests on three pillars:
- Employment growth. Lake Nona Medical City (5 miles away) is the immediate anchor. NeoCity, Osceola County’s tech corridor, projects 26,900-34,300 jobs at full buildout. Amazon’s robotics fulfillment center near Boggy Creek Road added 1,500 full-time positions.
- Population growth. Osceola County’s population is projected to grow from 484,915 (2025) to 562,900 by 2030 and 677,200 by 2040 (University of Florida BEBR medium estimate). That is 40% growth in 15 years.
- Infrastructure investment. Two major road projects (Osceola Parkway Extension and Sunbridge Parkway Extension) will dramatically improve access. Currently, traffic funnels through Narcoossee Road, which is a real limitation.
The risks:
- Builder supply pipeline. Over 2,000 lots are in various development stages. New supply directly competes with existing homeowner resale values.
- No meaningful appreciation data yet. Outside of Del Webb, there is almost no resale transaction history. You are buying based on trajectory, not on a proven track record.
- Rate environment. At 7.40%, affordability is stretched. If rates stay elevated, price growth will be constrained.
My read: Sunbridge is a solid long-term hold for primary-residence buyers who plan to live there 5-10+ years. Short-term speculation at current rates and supply levels carries meaningful risk. For a full comparison, see Will Sunbridge Be the Next Lake Nona?
Honest Pros and Cons
I sell homes in Sunbridge and I think it is one of the most promising communities in Central Florida. I also think buyers deserve a candid assessment. Here is mine.
✓ PROS
- Tavistock’s track record. The developer behind Lake Nona brings credibility and long-term planning discipline that smaller developers cannot match.
- Price entry point. At $375,000-$550,000 for a typical single-family home, Sunbridge starts at roughly half of Lake Nona’s $658,000-$780,000 median, and it sits five miles away.
- Voyager K-8. A brand-new, GreatSchools 9/10 school inside the community is rare for a development this young. It opened August 2024 and already has 1,246 students.
- Solar included. The 4.25 kW rooftop system saves $60-$80 per month, included in the base price.
- Conservation. 13,000+ acres permanently preserved. Fast Company named Sunbridge a “Homegrown National Park Community.”
- Builder competition. 10+ builders means real pricing competition and incentive packages that work in the buyer’s favor.
✗ CONS
- Construction everywhere. This community is in its first decade. Expect years of active construction, dust, and evolving landscapes.
- Limited resale data. Only Del Webb has meaningful resale transaction history. Weslyn Park and Heron Bay buyers are working from builder base prices and limited comps.
- Amenity timeline risk. Cypress House was originally targeted for 2026 and pushed to summer 2027. Marina Village is described as “still a few years away.”
- Sparse retail and dining. Publix opened December 2024. Crane’s Landing restaurant is targeting late 2027. Options within the community are limited.
- Road access constraints. Until the Osceola Parkway Extension opens (~2030), traffic funnels through Narcoossee Road. Morning commutes toward I-4 or the 417 can be slow.
- Higher carrying costs than expected. SSD + HOA + insurance adds $400-$650+ per month on top of mortgage and property taxes. Buyers who budget based on principal and interest alone are caught off guard.
Frequently Asked Questions
Is Sunbridge only for people 55 and older?
No. Del Webb Sunbridge is a 55+ gated community, but it is one neighborhood within Sunbridge. Weslyn Park, Heron Bay, Woodline, and all upcoming neighborhoods are all-ages. Sunbridge has more all-ages inventory than 55+ inventory, and that gap widens significantly in 2027 with new neighborhoods opening.
What are the HOA and CDD fees in Sunbridge?
There is no single answer. Del Webb HOA runs $378-$441 per month depending on the series. Weslyn Park single-family HOA is $138 per month ($415.05/quarter). Townhomes are $403 per month. The Sunbridge Stewardship District (SSD) assessment, which functions like a CDD, ranges from $900 to $2,450 per year based on lot width. It is billed on the Osceola County tax bill, not as a separate invoice.
How much are homes in Sunbridge in 2027?
New construction ranges from $323,000 (Del Webb villas) to $922,000 (ICI Homes custom). The most active price band is $400,000-$600,000 across Weslyn Park builders. Resale in Del Webb averages $485,000-$575,000 at $257-$287 per square foot. Heron Bay (Taylor Morrison) on the Orange County side starts from the mid-$500s.
Who is building in Sunbridge?
As of October 2026: Del Webb (Pulte), Ashton Woods, Dream Finders/Craft Homes, David Weekley, M/I Homes, ICI Homes, Perry Homes, and Toll Brothers (sold out) in Weslyn Park. Taylor Morrison in Heron Bay. Lennar, Tri Pointe Homes, and Horizons (Urban DNA) are in pre-construction or planning stages. Toll Brothers and Pulte are developing Woodline on the Orange County side.
What schools serve Sunbridge?
Voyager K-8 (Environmental STEM) is inside Weslyn Park, serving grades K-8 with a GreatSchools rating of 9/10. It opened August 2024. High school zoning is Tohopekaliga High School per sunbridgefl.com, though zoning depends on your specific address. The Orange County side of Sunbridge will be served by Orange County Public Schools. Specific school assignments for those neighborhoods have not been announced.
Is Sunbridge a good place to live?
For buyers who want new construction near Lake Nona with solar included, a top-rated K-8 school, and 10+ builders competing on price, Sunbridge is hard to beat. The trade-off: you are buying into a community still in its first decade, with active construction, evolving amenities, and limited retail. See the Pros and Cons section above for the full breakdown.
